We purchased a new construction home and have been in it for just over 4 months. I know that it is normal for some settling to occur, but at what point should I worry? Our previous homes have either been on a concrete slab or on a solid basement foundation and I have never seen the issues I am finding in our home here. I have spoken with the builder and another construction guy and they just say all is normal. What should I be on the look out for that would not be normal?

There are two things I see that I have always understood to be a problem, a diagonal crack up from the corner of a door frame and two doors connected to a bathroom that do not open/close properly.

Anyone with this type of knowledge or experience?

I wouldn't worry too much as others have told you, but in west Cary I'd get used to constant crack repair as a lifestyle hobby. Research triassic basin. Plus they are building large homes so close together that it creates all sort of new drainage challenges on already poor soils.

Does "All is normal" mean they are not going to make repairs?
Too many builders hide behind clay soil as an excuse for poor workmanship, cutting corners, and sloppy framing.


A bit of cracking may be common, but if it is extensive or if the cracks are large, you need to investigate further.


Is this tract built or custom built?

Also, double check your warranty to determine coverage and timeframes.

The home is by a local custom builder. The bathroom/bedroom where the crack above the door and ill fitting doors is one of the worst areas. The cabinet and counter are now 1/4 inch away from the wall. The builder has said that they will take care of the items at the one year warranty - I just don't want a situation where we actually have a foundation problem and it has been pushed off as not a problem. We do have a structural warranty, but after reading it over it seems to favor the builder and warranty company.

We have no experience of home ownership in this part of the country, so this is all new for us.

I have known of situations where owners had to hire a structural engineer to offer that report as evidence.

it would be in your interest to engage a structural engineer to assess, and if they feel warranted, put a monitor in place so you can see what might occur over the next 7 months.

What you're talking about seems a bit more than normal. A crack in drywall here or there, maybe, but doors already messed up?

Whoa....wouldn't necessarily call that normal.
