I like this option and was just going to post it. Add on and maybe do a "curb appeal" makeover. Then stay there, enjoy your location, and watch you value go up due to the desirability and new houses all around.

If you really like your location, you should get quotes to update/upgrade your current home as you would really like it, and compare the costs to the costs of selling it and buying another home, which you probably would have to makeover to some degree also.

Make an informed decision with all the information you can gather.
