Hello, could you please recommend good neighbourhood withing 20 minutes commute to Raleigh downtown?
Important for my family is:

- good schools
- within 20 minutes commute to Raleigh downtown
- low crime rate

We are looking for 3 or 4 bedrooms house, our budget is up to 450 k
.

1. depending on the time of day, a 20-minute commute to/from downtown Raleigh could be less than 8 miles.
2. good PUBLIC schools: usually are already capped. Wake County Public School System is like that.
3. 3/4 bed @ $450K...that's a reasonable goal. don't know if new construction (not remodel) will fit.

only my opinion: ~Oberlin.

Schools that are capped tend to be in a areas with a lot of new construction. There are plenty of good schools out there that have stable enrollment.

Check out north hills - you can find an older but remodeled home. Just be careful with your base school. You don’t want green unless it’s really turned around on the past couple years.

Most of north raleigh would be a good bet but can be longer than 20 mins with traffic.

Did you end up moving here last fall?

I agree that you could probably find an older home with your requirements in North Hills, but not new construction. My neighbor's kid goes to Green elementary and seem happy with it. They have a brand new school that just got rebuilt.

My neighborhood is well under your budget, 190s - low 200s, and arguably not in the nicest part of Raleigh. However, it takes about 15 minutes to get into downtown, it's fairly low crime from what I've experienced, and it's my understanding we're mapped for Middle Creek schools in Apex. Tryon Place, believe there are some resales available.

My thoughts based on your criteria of schools, commute, safety, and price ceiling, now and for the foreseeable future:

—Inside the Beltline north of Hillsborough St and west of Wake Forest Rd. Pretty much any neighborhood there.
—Outside the Beltline west to Edwards Mill, Ebenezer Church, Duraleigh, north to Millbrook and east to Wake Forest Rd. The Olde Raleigh/Rex Hospital and North Hills area neighborhoods are really solid.
—South of the Beltline south of Tryon between Lake Wheeler Rd and Yates Mill. And near there just inside the Beltline near Lake Johnson and Athens arrive HS, a few gems tucked away.
—Cary, Apex, Garner, and the eastern suburbs like Knightsale and Wendell are their own worlds I couldn’t really speak to...

Commute times will continue to worsen the further out you go, but the prices closer in will continue to rise proportionally. Schools are generally good and stable in the areas recommended, and I predict personal safety will continue to improve.
