Residents are taking over our HOA and the HOA is already thousands of dollars in debt. Our fees are $12 per month. (for 120 homes and 30 left to build / close)

We were supposed to have a pond, it was drained and now overgrown with weeds. We were supposed to have a pool, now the developer claims to know nothing about it. We have lots of common space due to large power lines running throught the middle of our homes and so our landscape bill is outrageous. They didn't do any landscaping there either, just weeds and fire ant hills.

So, I would like to know what others in our area pay for their HOA and what amenities you have?

Why don't you disband the HOA since it's not doing anything. Perhaps the common areas could simply be abandoned.

$12/mo. seems very low for a community with a pool. My neighborhood's about the same size as yours, we pay $180/year. No pool, just a common area and some landscaping at the entryways.

saturnfan - the residents will now be in control of the HOA. Because it's already in debt we can't disband. We have alot of issues here with residents (aka renters) so we need the HOA to take care of things.

mtbgirl - we don't have a pool. The developer lured us here telling us there would be one. Now with only 30 homes left to complete they are saying they never told us there would be a pool. Seriously crappy.

Sorry to hear about your experience. My neighborhood dues are $198 per year. That includes entranceway maintenance, irrigation and common area maintenance. We do have quite a bit of common area, but no pool. We also do other small things such as community cookouts, etc. which is funded some by the HOA.

How is your HOA thousands of dollars in debt? What happened? Where did the Money go that was collected? What is it you owe on? I agree with the previous post about seemingly low dues. The idea of paying just $12 a month with 90-120 homes and having a pool funded does not seem feasible IMO. However, depending on the size of your common areas, $12 a month should cover the landscaping and insurance, property management company ect... That is what I pay in my neighborhood for those things and we have a huge surplus.

i'm in raleigh in a townhome in a community with SF homes as well (20 townhomes and 115 SF), and our dues for the community are $40 a month i think (and then another $100 for the townhomes). this covers community green space (we have a lot as well due to some power lines), our roads and some ponds i think. $12 seems low.
