From recent experience: I suggest going to each builders website (KB, Lennar, KHOV etc). From there, you can search the communities in the areas you are looking and often, there will be a place to click on for homes available for immediate sale. Also, by going to each development's sales office, the agents will tell you which houses are currently available for immediate purchase (not too easy if you are out of state!). The realtors on here may have more suggestions.
Depend on which builders and neighborhood you want. And go to their website to find inventories.

I'm interested in seeing what's available in inventory in the $300-400k range, 4 bedroom, 2 story. Within 20-25min commute to downtown. Can anyone recommend builders/communities that may fall in those parameters?
Nascarfan--I tried that but didn't find any searches for inventory per se. Is there a realtor website that has this search? Fmrealty.com, a site I use a lot, didn't work well.
Did you put homes built since 2007 in Fonville Morrisey's search engine and then put in your other parameters? My guess is at least 75% of those would be inventory homes as opposed to resales. I don't know how to narrow the parameters by distance to downtown Raleigh.
20-25 mins to downtown is a big area, but off the top my head, King's Ridge, Turner Downs, Eagle Ridge, Brighton Forest and Wescott are a few in the area that have inventory homes and can easily get you into downtown in 20-25 mins. You can also ask a Realtor to run an MLS search for you and email you the results- it will take them just a couple of minutes.
