There is a property I'm interested in located in Orange County. I have a copy of the perk test, which says it perks for 5 bedrooms with an LPP septic (low pressure pipe). In researching LPP septics to see how they are different from conventional in both function and cost, it looks like the cost is often dependent on how common LPP septics are in the area. Does anyone know how common LPP septics are in the Orange County area? Or how much I should expect installation to cost in this area? Also, I've read that you need to have them maintained every 6 months. How much should I expect that to cost? I want to make sure I know what I'm getting into before I offer to purchase the lot. Thanks!

I don't know the answer to your question, but two sources of info for you would be contacting a septic service (we've used Ivey Septic) and a local realtor who deals with rural properties (such as Weaver Street Realty).

LPP systems got a bad reputation in this area when North State Utilities improperly installed and maintained a number of systems and then filed for bankruptcy leaving a number of homeowners facing substantial assessments to fix the systems.
The NC State Utilities Commission held hearings into the issue (which, ironically enough, showed them to be fairly incompetent at managing their own regs) which resulted in somewhat more stringent inspection requirements.
I don't doubt that LPP systems can be made to work. Just wanted to make sure you were aware of their reputation with some folks....

I have one in orange county. It cost ALOT, but I like the area and wanted to build on this piece of land. It is inspected once a year at 100.00.

Call Orange County Env Health, 919-245-2360. Talk with Alan Clapp, Tom Consler, or Andy Adams about the possibility of an "innovative"(no longer called this, but I cannot remember new name). If approved, these types of systems allow for more bedrooms on the same amount of "percable" soil and my understanding is that they are now competitively priced vs. conventional system installations.Otherwise, ask about a list of approved installers and inspectors for LPP and call a few of them to get a better idea. My amateur opinion is that you may be able to get some sort of "innovative" system approved especially if you are willing to do a "soil cap".The folks at OC Env Health have always been very helpful to me, and being in real estate sales and land development I've called them a lot.Good Luck
