We are in the process of relocating from the Midwest to the Raleigh area. We hope to send our children to Grace Christian school, which is on the border of Raleigh and Cary. When driving around the area, the homes seem to be smaller/older. We would appreciate any suggestions on homes that are within a 10 minute commute of the school We are looking for at least 3000 sq. ft. and are looking to spend $450,000 to $575,000.

If you go south on Walnut (becomes Holly Springs Rd) to about Penny Rd, you will find some larger new houses on bigger lots. This might be stretching your 10 minute commute to the limit.

I think you have choices in Raleigh and Cary, within a 5 mile radius.
That would include many great locations.
Actually, it looks like a fun search. There is even some new construction available, mostly infill and small subdivision.

What age home would be acceptable? 5 years old? 10 years old?

I heard there was a waiting list at Grace Christian so you may want to go ahead and check on it, in case you haven't.

Vicki - It looks like we will be okay with the wait list.

Mike - We would prefer something that is less than 10 years old.

You could go toward Preston in one direction or toward SE Cary in the other. My preference would be SE Cary. About the same distance but a less congested drive. 10 Minutes is a push from either one-I'd bank on 20.

At your price point in the Preston Area-
Highland Oaks
Weatherstone
A few Preston Neighborhoods

At your price point in SE Cary Area-
Jamison Park
Wrenn Meadow
Langston

you could also look at Danbury or Cambridge in the regency area

To name a couple.

You might set the home age parameter at about 11-12 years.
That is a good break point in terms of use of materials like masonite siding and polybutylene pipe. You should see fibercement siding and PEX or copper piping.

There is also limited amounts of new construction Inside the Beltline, West Raleigh, and in East Cary, all within an easy drive to Grace Christian.

I did a quick search, and there are homes available in several neighborhoods, within that range.
If you are not in a complete rush, you may find a gem popping up when least expected.

If commuting to Grace Christian is your primary consideration, then the area around Ten Ten Rd has very nice homes in great neighborhoods in your price range.
Windermere (3-10 yrs), John Wieland homes
Wrenn Meadow (1-5 yrs), Shea homes
Stanton Place - high end of your price range
Stone brigde, MI homes - low end of your price range

I have friends that commute from the High House area to Grace Christian. Highland Oaks, GlenKirk, and Weatherstone would be great choices. The first two are newer construction and great locations and beautiful homes. Weatherstone is a little older neighborhood but well established. Preston is a nice area but much older homes and many of the homes available right now in that price range need a lot of work. I moved down from the Midwest 20 years ago and love the area-hope you will too.

Inman Park is in North Raleigh but it may not take you that long to get to Grace Christian as you may think. I'd say between 10 and 15 min., depending on traffic.

Like another poster said, Preston would work, as well as GlenKirk.

Homes in Brier Creek may also match your criteria.

What you need to know is that there are plenty of choices in your price range and matching your square footage criteria. Start with the area closest to the school and branch out if you don't find what you are looking for. The extra 5 min. drive may be worthwhile if you find the exact home you want.
