My wife and I are thinking of taking a fact finding trip to Rapid City in early / mid May. I have a few questions.
1. What is the weater like at that time of year?
2. Other than Mt Rushmore/Custer National Park what are some of the tourest attractions (train rides through the black hills, etc) that you'd recommend?
Now on to the fact finding part of the trip.
3. Where does on want to look for housing (or maybe what ares do I want to avoid looking in?)
4. how much is "new / recently built" housing? approx 1900sq ft.
1. Mid may is beautiful mid 50's to mid 80's would be typical
2. Spearfish Canyon, Sylvan Lake, Rochford, Mckelson trail, Devils Tower, Deadwood
3. Subjective
4. 160k - 220k in town on basic city lot

2. You could also visit the mammoth dig in Hot Sprngs, check out the Badlands, go fishing etc.

for example on taxes - we live right in rapid - home built in 2008 - .3 lot - appraised for re-fi this past spring at 255,000 - but owner occupied value for tax purposes is 210,264 - taxes are 3,616 for tax year 2009 due on 2010 - I believe they went up about 3.5% over that this year...

can i ask what size and what builder? which builders did you look at? I'm probably used to more sq footage (from Dallas & Phoenix), not that I need it. I've noticed alot of split levels built in that area, not used to having a basement (but i could appreciate it as two floors on slab are not as practical).

A little advice, get the basement. This is South Dakota where having a place to go should there be a tornado warning would be greatly appreciated.
We had a custom builder - great guy who did a great job - we just stumbled upon this lot - great location that we didn't know even was there or they were building on - top of a hill in south Rapid - close to the hospital and schools so we were super excited - we have a great view too!
The house is 1,500 square feet main level finished and another 1,500 sq feet lower walk out level that we are currently finishing - 3 bed two bath on main level and we are adding two bedrooms and a bath along with storage and a big family room on the walkout level. I was not a huge fan of the split level (stairs either direction is not my favorite) so we chose a ranch plan with the walkout lower instead
South Dakota tornado and divorce, someone is going to lose a trailer. I love walkout basements. Split foyer doesn't do anything for me. Ranch style is ducky.
