I have a question - I live in Arizona and there is not one female commercial real estate agent here? Why ? Is this the rule everywhere and if so why ?

It is the same license. There is no commercial real estate license.

I'm in commercial real estate in Seatte. In our group there are 8 property managers who do leases, buying and selling. Of those, 5 are female, as is our director.

It's a designation: CCIM -- Certified Commercial Institute Member. You join a commercial real estate board, go to commercial meetings, take CE credits for Commercal issues. It's often a good-ol-boy network, and can be hard for a woman to break into, but the ones that do tend to do well.

We have several commercial agents in my city that are female. In fact it might be 50/50.

huh? How do you KNOW this?

When I worked in Scottsdale, there were several of them. My firm used one to find new office space. And my boss later married another one (who is now retired from the biz).
