I recently came across this service because the listing agent for a rental required that my client use this service for a background check. It seems interesting but no one from my office is using it. I'd like to hear any pros/cons or experiences from using it.
It feeds into Realtor.com, PadMapper.com and it's own website. I've known several people to use it and got good results. Depends on where you live -- it's usually more widely found in larger metropolitan areas.
I was wondering mainly about the background check portion of the service. In my area, apartments get rented sometimes in a matter of hours. As a sales associate, when I'm working with renters, I was wondering if asking my clients to complete the background check with me ahead of time would be of value?
In theory, it makes sense because I would have the background check and credit check already to present to the listing agent at time of offer therefore saving them time and hassle of running it themselves. Also preparing myself in case there is something in their background that we need to get in front of or address ahead of time.
But...in looking out for my client's best interest, I wouldn't want to ask them to pay a fee for me to run their background/credit, then have the condo association refuse to use my service and still charge them to run it again.
Do any of you ask your renter clients to pay upfront background/credit check fees?
I manage rental properties as my primary line of business. I already have a rental application and a screening process. I don't want any potential renter telling me they've already submitted an application to a 3rd party site, which I do not control, and expect me to accept it. It happened once and that renter basically wasted money on it, because I did not accept it. I stopped syndicated ads to Zumper, because they seem to be misrepresenting their application as being acceptable.
