Tough for us to advise since we don't know you or your situation. Is there a senior agent in your office who can mentor you or at least give you some advice ?

An acquaintance of mine has had his license for a little over 2 months now. He tells me the same thing, all the buyers he refers to lenders/mortgage officers cannot qualify or don't have enough credit, etc...

NoHomeSales: Have you done any open houses? Have you placed any (free or paid) ads? Have you talked with friends or family about re (so they know your in re)?
Yes winter can be slow especially if you're in Butte, Montana, but if your in Los Angeles, not so much! As a last ditch effort, you may want to consider going under the wing of a top producer and get buyer leads from him (or her).

I have been in sales, service and marketing industry for over 25 years but not commission. My broker is giving me two more months to get at least 4 deals done or close to done or I guess I'm done. this is all very encouraging. I am currently in school to obtain my license and am so pumped up, I can hardly stand it. There is so much to retain for the test though I think my head is going to implode!

1 week for my first client. 24 days for my first contract. 60 days to my first closing. Had a 2nd closing about a week after that. Had my 3rd closing 5 months later.

It's hard as a new agent but if you do the right things you'll succeed.
