If you have already signed a contract to built new construction then yes you need to sign the buyer agency agreement. In NC a real estate agent must have a signed buyer agency agreement at the time the offer to purchase is written.

NC is a buyer beware state. If you do not have an agreement signed for A buyers agency then by default your realtor is supposed to represent the seller on the transaction. Its best to have a buyers agency agreement signed if you know your going to use a Realtor.

Typically I punch in $0 on the contract where is states how much the buyer will pay if the seller will not and the length being 6 months.

Good luck!
