we put our house for sale around mid- july.. uptil today there has been not a single offer.. this is a new area for us and we didnt like much around.... its a townhouse complex and our downstairs neighbour and us do not get along that well (he complaint my kids make noise.. and then a big fight.. had to call managment)... managment tried to settle the issue telling the neighbour that we would be moving soon.. coz obviously there isnt much anyone can do besides telling everyone to try to settle.. my older son started school and SURPRISINGLY we loved the school... secondly my wife will be having a surgery in oct.. we talked and now we are thinking of living here.. change of minds.. too many factors came in one of which the school here is a walking distance (5 min).. if we move we would have to buy a second car and all.. (we're trying to save).. !! the house is great but small.. 2 bedroom 1 bath.. it is usually hard to live in under 1000 sq.ft with 2 kids esp.. when they need space to run around... we have decided to wait till mid-october to see if its sells (the place will be up for 90 days).. if not we will take it off the market and come back later.. !! we're not sure when to tell our realtor that we might not sell this place.. she is a great realtor and has been trying everything in her power to sell it.. should i tell her now.. but then someone told me it will de-motivate the realtor... or should we wait till october?? also we were thinking of getting her a gift card and a thankyou note for her efforts.. im thinking like a good coffee shop gift card??? we know for sure though that whenever we list again it will be with her... thankyou for reading

Keep communicatons open with your Realtor. People change their minds pretty often, I have a seller who may take the house off of the market and wait for a year or so. It happens, your listing agent will have an easier time with it if you'll use her in the future for sure.
