How do i find what i want? I'm looking for 1 or 2 acres or less of land for sale anywhere in the U.S. that dosen't have restrictions. I don't mind if it is forested, desert, rocky or anything that some people may not want. All i can seem to find searching on the internet are big chunks of land like 50 acres and up or if i do find smaller lots like i want, it is in a subdivison with restrictions such as 1500 sq. ft. minimums or something like that. How do i find just 1 unrestricted acre of land for sale in the U.S. for a reasonable price, like $5000 or under? Is there a website for these types of purchases or do i ask a state agency or what? I asked a realator about this and he said he didn't know, but i think he just didn't want to help me since i wasn't buying a 400k house and he wasn't going to make any comission off of me. Somebody help me out please. Thanks.

It's going to be difficult to find any property anywhere that has absolutely no restrictions of any type on uses.

You will need to pick an area and then contact a real estate agent. There will very likely be no place with absolutely no restrictions so you may really want to look at what specific restrictions that you do not want. Do you want a place where you can put a mobile/manufactured home? What are you really looking for? We have plenty of pieces of land in this area with minimum restrictions, but, in most counties on 1-2 acre parcels you will limited to the amount of livestock that you can keep.

Thanks for the responses, to answer the question above i'm mainly concerned with the sq. ft. restrictions. So i'm looking for somewhere where i don't have to build my house as big as they mandate. I only want to build about a 500 sq. ft. home or smaller. What other types of restrictions are there anyway besides size or material? I don't care about mobile/manufactured housing restrictions i want to build a wood/brick/mortar type house just very small by the laws standards because i only want what i need which would be maximum of 500 sq. ft. Smaller would be ideal to me like 300 sq. ft. sounds perfect. All i'm seeing is land for sale where they talk about 1000 or 1200 or 1500 sq. ft. minimums. Any ideas? I know Alaska is less restrictive from what i've heard but i guess i should have been more specific, i'm looking for places in the Conus(lower 48). Thanks.

Well then you need to look in places that don't have CC&R's. Do you have cash for your build? I can't imagine any lender lending on a house build that small since those homes are extremely difficult to resell.

Pretty much any place that is not a registered sub-division and outside of city limits. Some counties may have size requirements. In most places you will still have to file a building plan and get a perk test & septic permit, the days of outhouses being ok'd are pretty much history.

Yes it will be all cash deals. Ok so how do i actually locate the land though. The agents i ask don't want to help me either because they don't know or because they won't make any money off of me. I can't find any decent websites with just small peieces of land for sale. I've looked in newspapers and magazines but again i only find big chunks of land. I think i might try just going up to farmers or people selling big chunks of land and start offering twice what they want or something. I've found people with adds saying for example that they have 200 acres and will divide into portions of 20 acres for $2000 an acre and such. Maybe if i offer them $5000 or $7000 instead of the $2000 they want for just 1 acre they will sell just 1 acre to me. Is every piece of land in the U.S. currently owned by someone? Is there any vacant land owned by the government for sale or anything?

Look in places where nobody else wants to live. Big Bend area of Texas; Arizona/New Mexico/Utah desert, Northern Nevada, they're out there.
