my RE lawyer says I have a right to do a walkthru before closing ...closing is 12/15

do I ask my agent to schedule this?

And do it right before you close. Too early and something else can happen (pipes break, things get stolen, etc.)

my realtor is trying to schedule for the 12th -- is that too early?

Impossible to tell. I try for the day before, but timing doesn't always work that way.

In my opinion yes. Ideally you want no more than 24 hours between walk through and when you get possession.

I have driven from the walk through to the closing. I have also not seen the place 10 days before I closed.

As the real estate market becomes more and more of a vicious circle there is less trust so in this day and age, I would go back to doing it the day of as I have been "forced" by the market to trust few.

This is one of the reasons my last two purchases have been new homes.
