I like representing buyers for a new build - buyer gets exactly what they want - get a new home and the agent gets a decent commission as well
A couple of years ago, builders were doing the 6/8/10% co brokes as well. I had two different buyers (high end) wanting the same builder who was paying 10% -
One home was 2.2 million. The other 1.6 million. Both closed this past January -

Excellent. New sales can be a nice kicker for the agents.

Hovnanian isn't that optimistic. Ara Hovnanian just put his Jersey beach house on the market, the one he bought 10 months ago.
Fire sale?

How do you consider most of them sales if deposits weren't left? I guess we'll see how many actually go back.

Just pulled emails and see JS HOV has an added incentive:
Do you want to buy a new home, but have to sell your current house first? J.S. Hovnanian & Sons now announces their ground-breaking House-to-Sell Contingency Program that eliminates the worries of transitioning from your current house to a new home.
Now you can reserve the home you want on the homesite you love with just a $1,000 deposit, and get:
• 90-day first right of refusal on homesite
• 3 business days to match any non-contingent deposits on that homesite
• FREE scheduled Design Gallery appointment to personalize your new home
• FREE scheduled Staging Consultation to help you sell your current house
• FREE scheduled MLS Consultation
• FREE Professional Appraisal to help price your current house
So you can focus on selling your current house with the security that your new home will be built when you're ready.
This is the best "Contingency program" available today, so there's no reason to wait. Contact me to learn more about this program and to choose the home and homesite you love, before someone else does.

Yeah, we're also hearing how the "sale of the century" they did last weekend didn't actually go as well as the national media reported (as JimJ has stated before about the media...)
Will be very interesting to see if the Hov's, KB's, Lennar's survive this mess...

I posted during the week that I'd heard the "buyers" that had signed contracts during the sale were actually people that bought a few weeks prior, they'd changed dates on the contracts to reflect that weekend sale. Very deceiving.
