We have 70 agents in our office. 2 get foreclosure listings. They both have been in the business a while and had a good connection to a REO bank.
There are risks: They often get to knock on doors and deliver the cash for keys letter, or be present during the sherriffs eviction (2 people got killed in Stockton last week during an eviction). Agents have to cover all carrying costs and get reimbursed (lawn, utilities, etc.). And they get sued a lot.
OTOH, one of them gets lots of listings and drives a very nice Mercedes.
