One of my neighbors listed their home 2 years ago. No offers that they liked. Their listing agreement expired 12 months ago. And the agreement had an additional clause for 60 days after expiration of listing agreement for any perspective buyers who were shown the home.
Now one of the potential buyers has contacted my neighbor directly 12 months after looking at their house. I think they were with another real estate company. But the perspective buyer had seen the home while the home was actively listed.
So does seller owe anything to his previous realtor?
Does perspective buyer owe anything to his perspective realtor for showing the home?
So does the exclusive right to sell end after the 60 day period of expiration? Or does it continue indefinately if the perspective buyer was shown the home?
Great. Thanks. She was concerned. Cause she didn't know if she would owe commission even after listing expired.
