I have my house up for sale and yesterday we had some people come and look at it. They were here for about 40 minutes or so. We get a call this morning and these same people came back today and were here for an hour and a half.

What should I be thinking right now?

I have only sold 1 house before and it went in 2 days so I didn't have to wait long. This time it has been about 2 months. I can only think that this is very very good that they came back to back days and for so long.

Any thoughts?

Yeah we got a call from our real estate agent and they had some questions. We answered them and now it's a waiting game and praying for a non lowball offer (our agent thinks it will be though).

Just go about your routine like the showings never happened. If you get a reasonable offer, great! Then your on to something....

In this market there will be many highs but way more lows....(for sellers I mean)

Got an offer of about $5000 less than I would accept. Counteroffered back with the very minimum we would accept and no dice.

Yes, $5K is seldom a dealbreaking breach, especially in a tough market. Can't you just split it down the middle or find some creative concessions to bridge the gap? There should absolutely be a way to close this deal, if they're serious buyers.

Nah, that was their top offer and it was 10K lower than our asking price. We counter offered in the middle (where the 5k off comes from) and they wouldn't budge.

Im not talking about a 200K - 300 k house here.

It was originally listed at 129,900

We dropped it to 126,500.

These people today offered 116,000 and we countered at 121,000

No go for them. Oh well.

I don't have a house waiting to buy so we can take our time.

Also we have had quite a few people come through over the time it has been on. Im content to wait.

Hi! I hope this works out for you. From what I have been reading and hearing, the market is going to get worse for a while, before it gets better. So unless you are ready to wait it out, I would have taken the offer. Or maybe tried countering at 119.000, to keep it under the 120.000 mark, which might be a psychological thing with them.

For only $5K I'd have jumped on it just to have it sold!

We were listed at $369,900, but dropped it to $359,900 to stay competitive with similar resales, and ended up accepting $354,000. Not having to keep the house in show condition with three little boys was well worth the $5k!
