You need foot traffic first before you can negotiate and by the sounds of your price compared to comps, you won't be having any soon....post the mls so we can critique and help you out.
Thank you so much. any help would be great. MLS#: 2440634 We are currently sitting here still discussing it. We are off Route 78. there is the highway - a diner - a tree line and then a parking lot for the condo (one car length) and then we back up to that. Our front door faces the yard and the two balconies, one in family room and one in master bedroom) face out the back towards the highway. Cannot see 78 from downstairs. Can slightly see 78 and diner through trees (until the leaves fall off) mostly see grass across 78 when looking out. With doors and windows shut cannot really hear highway at all downstairs. Upstairs at night you can hear 78 but if I put on a fan or humidifier we can not hear. We would like to be sold by the end of this year. If you need any other info please let me know.
Ok, couple things....overall seems like a nice place.
You can't do anything about the location. It is what it is. Don't focus on that.
1. First thing I notice right away is that the lighting is awful for most of the interior pictures. Someone wasn't using a flash (not much light). The shots need to be 100% BRIGHTER.
2. I like the kitchen area. Everything looks in order and crisp. The recessed cans (lights) are vnice.
3. The bedroom looks small probably because you have that furniture piece on the left suffocating the bed. That needs to be removed to make the room look larger. Also, again the lighting is awful. I shouldn't be straining my eyes to see this.
4. The dining area is ok. Plain which is fine for selling.
Overall, I like the place. Just please do yourself a favor and reshoot these pics w/a WIDE ANGLE LENS and better lighting.....just my .02 good luck
Also, be realistic about the price. Everyone wants to list higher but NJ is a terrible market right now...you need to have a serious sit-down w/your realtor.

Thank you. that is very helpful. we are trying to get our realtor on a price but she is telling us to go between $183 and $184. We are looking for a quick sale and wanted to know if we should go even lower but don't want to do that if no one is buying out this way! thanks again for your help!!!
Going to realtor.com, you are the cheapest 1 bed 1.5 bath. I see a lot of 1 /1 and wonder if you come down a little more, leaving room to negotiate some, you just may sell it. My thinking is, right now you have trees to block the view. As soon as leaves start dropping, it will get harder. If you are the best priced condo, you should get traffic if traffic is out there. Do not drop so low that you don't have room to negotiate some. The buyers that are out there still want to feel like they can haggle from what I've been reading.
i am giong to go out there with glue when the leaves start dropping:} Thank you for your comments. The other units that you see are also electric heat and our place is gas heat. I hope people notice that and our fees are $198 a month and theirs are $270. the problem is that no one has come to see it since the first week it was on the market. I know we are high and we will be coming down this week. If sellers want to haggle we may go to the low $180's then. I need to get people in the door!!! Thanks for all of your help and comments!!!!!
