but I did show it, even though they rudely interupted the showing, and the Realtor says it is worth the 63,900 I listed it for on CL, but on Sunday I told this couple I would take 46K. That was after 8 weeks and four visits. I speak with her this morning and she says they want to come by. I say, after 2:45, because I am showing a client. Any thoughts?

When a contract shows up (and the earnest money of course) is when
a for sale home will generally will no longer be shown... not before.

So... has anyone presented an actual contract?

No, but they want the deal I offered on Sunday, which was not given a specific expiration I warned them about the hot market.....

But if it's such a hot market, and the house is supposedly worth $63,900, why would you take $46,000? Your post doesn't make sense.

Don't sell your house short. If it is worth 63....Why sell it so cheap. That's like handing someone 17,000 dollars. Why? And I agree w/ the other posters. It isn't sold til you have a contract. Keep showing it...Get your money.

LA have been known to say anything to get listing. It's a small 400 sf cottage in a pretty good part of Phoenix. Won't go FHA, though.

The house is not off the market until I have a signed contract and the earnest money. Never ever just because someone says they will take it. If they want it, they can put their money where their mouth is.

I will also continue to take back-up offers in case the sale falls out of escrow. Just because someone wants to buy it doesn't mean they can get financed.

Not really. Either this couple presents an offer or they don't. And if they present an offer, you either accept it or you don't. There really isn't any science behind it. You'd be a fool if you stop showing the house just because some stranger said they'd take it. Your agent should be able to explain it all to you.
