Now that's more helpful if those are recent sales. If he came down to $665K with no action, then you can probably come under that with a low of $610K, adjusting for features that may modify value. Your $625K may be OK.

When all is said and done, it comes down to what you are willing to pay for the property. If you're comfortable in your knowledge that comparable homes truly are worth $610K to $680K, then your offer should be on the low end, even below, given the circumstances of the Seller (being mindful, of course, of whether the list price would generate multiple offers). As long as your offer is not such a low ball offer as to offend the Seller, you can always go up in negotiations, but you can virtually never go down.

How much are you willing to pay for that house?
I would suggest that price - 20K (room for negotiation)
Comps are good, but at the end of the day each house has a price someone is willing to pay for it.

I thought TX was a non-disclosure state when it comes to selling prices. I'm curious how the OP knows the prices of sold comps.

What's Zillow say it's value is? might as well use their dartboard instead of a new one.
