Am looking to buy 3-4 lots currently vacant and is for single family homes but before that would like to check with the county to see if they can be zoned to build duplexes.

Anyone have any experience converting zoning laws to permit building duplexes? How long would it take? estimates cost?

Appreciate your help!

Why not just buy lots that already allow duplexes?

You need to call the jurisdiction. Some may allow duplexes if the lot is large enough (generally 1 1/2 to 2 times as large as the minimum for a SFH), others may not.

Generally to have a change in use (which this is, not a zoning change) you would have to have a Special Exception granted where you would have to prove that the proposed use is now compatible to the area due to a change in the neighborhood. This would be advertised and neighbors would be permitted to testify.

To have a re-zoning you have to show that the current zoning was done in error.

As a note, most people in SFH areas do not like nor do they want duplexes. Also, you'd make more money on the four lots developing them as SFH compared to duplexes.

The term the OP is asking about is called a "variance" to allow a home/building that is outside current building codes/zoning. It is a lengthy process and if denied, any costs associated in applying is not likely to be refunded. The key is to do your homework and consult a real estate attorney. None-the-less, it won't be a cheap or quick process.

Listen to that advice. One city will be completely different than another when it comes to rezoning, and even different from neighborhood to neighborhood. Asking for advice on this national forum is pretty much a waste of time.

You might get more feedback if you mention where you want to build (City/State). If so, folks from the same area might better identify with you and offer more advice. Hard for anyone to guess where you are. Costs vary greatly from city to city and state to state.

Thanks. The lots are located in Brooksville, Hernando County, Florida.

I was looking for advice in terms of cost and complexity and timeline but looks like its an expensive proposition.
