I have the flexibility to move anywhere in the U.S. right now and i'm looking to invest in a couple SFR homes around the 200,000-300,000 range and also to live in the area myself. Ideally, i'd like for this to be in a city with diverse job growth, low crime, and decent scene for young adults in their 20's-30's. I really like Austin so far and aside from the high property tax it fits all my other criteria. I'm wondering if there are more cities out there that fit this profile.

Phoenix is a great place for investment. It has a very strong rental market and values are skyrocketing. You will experience both good cash flow and appreciation. Taxes are low compared to other areas of the country. In the 200-250K price range you can get a very nice newer home in a good area.

Average sold price in the metro area is $317,000. You said nothing of "new" in your OP.

Try the Tampa Bay Area. I've done really well on three condos I've bought in the last year. That being said, I think the window good buys are probably not going to last beyond this year
