I have heard that in parts of California, prospective buyers are placing flyers at homes where the buyer wishes to live. Do you think this is effective? What other methods have you used to purchase a home when the passive approach--waiting for something to come on the market--has not been working?

Another possibility is to look at the Tax Appraisers web site for your county ... in that particular neighborhood. This will give you the full owner's name and address, plus what they paid for the house. Then you can send direct mail or call the owners with specific information.

When we were shopping for a house last year, our agent went door-knocking for us and was also able to show us a few pocket listings that never hit the market. Usually the sellers were asking for way more than what we thought the properties were worth, but if you're willing to pay a premium then that's something you can try. This was in the South Bay area of LA.

Yes, people do that here in my neighborhood.

We probably get a letter like that every 3-4 months.

I've done it for clients when nothing on the market fit their needs but they really wanted to live in a particular neighborhood. It can be quite successful.

Whenever I get a letter like that from a realtor I just assume they are fishing for new listings.

Well, it depends on the kind of letter. I get them, too, and it's pretty easy to tell the ones that are looking for a listing from the ones that actually have a client that is looking. I have my clients write the letter, really, about why they are looking in that particular neighborhood and a little bit about who they are. Gets a better response.

I would do the letter mailing through a realtor, so it looks less suspicious.
