Is Centex a far off brand from Pulte quality?

How much difference in quality is there between Centex and Pulte?

We are looking at a 2006 Centex home that is $200K. 2,445 sq. ft.

How long can these tract homes even last? Has this been tested in other regions of the country?

$200K is what we can afford.

You are looking at buying a 7-year old house.
This is smart.
All the major problems (cracked foundation, water leakage, mold) should have/have not shown up.

The house can last forever with proper maintenance.

What you need is the best, most thorough home inspection. Think Mike Holmes.
Most inspectors do not inspect behind locked doors, they do not move heavy objects to get access to a space. Spend the extra money for the better inspection.
If termites/ants are a concern, then get an inspection from an exterminator who stands to make money off you if they find a problem.
If you are worried about the roof, then get an inspection from a reputable roofing company.
If the sewer line is a concern, then have it scoped.

Centex and Pulte only became the same company a couple of years ago. In 2006, they, in my opinion, would have been considered night and day in quality terms. Pulte was always a significantly higher quality house than Centex, and then Centex had even a lesser product in their Fox & Jacobs line of homes.

The Centex homes I saw were very boxy appearing. No curb appeal at all.

LOL! Mike Holmes works in Canada. He's got 3-4 of his own TV shows about home inspections and such. He was telling you to find an inspector as thorough as him.

As I know, Centex are medium and Pulte upper bracket houses.
