Is it common for a Realtor to insist on a year long contract?
Also, though he raved about our beautiful home and how well it showed,he insists on having a stager come in as he "always does it". This, he said, we must pay for upfront,and our home size warrants around a $500 fee to the stager which will be reimbursed when we sell. We have bought and sold enough homes over the years to know about cleaning,purging,removing nik naks, removing furniture. What if we don't like what the stager wants to do? Considering the selling price of our home, (1.5) and our well cared for interior, we were taken back. This is a new one on us and we are hesitant to sign for an entire year. What if we don't like him after all? Seems 6 months is a fair amount of time to see if he can sell it.

There is no way I would sign a 1 year long contract to sell. 6 months at most with a escape clause of agent is screwing around. And I'm in the empty or declutter is better than staged. Staged turns me off because it's antiseptic. It's too look im perfect for anyone. I rather see a house a person lives in.
6 months and no staging or you will find someone else, there are dozens of people looking for your listing, you call the shots, not him, tell him he's fired. He is working for you not the other way around. If he's this pushy early on chances are he's gonna be pushy and a bully later on too.
If he is really one of the top Realtors in your area, he won't need a year-long listing. If he's not one of the better Realtors, you will wind-up stuck. In either case, even 6-months is considered a long listing.
Shop around. There are plenty of Realtors who will do a good job for a 3-month listing.
A l-oooo-ng listing works to the Realtor's advantage, but, not yours! If the house is still on the market at the end of a short listing, you can always re-list with the same Realtor, but, may want to do something else.
It would depend on how long the average houses are selling for. If your area takes 12 months, on average, to sell, a 12 month contract is needed. If your neighborhood takes 6 months, on average, sign for 6 months. If your neighborhood takes 30 days, you would be crazy to sign for 12 months.
