A really good friend of mine lives in a golf course community. She lives in a row of houses that faces directly to the golf course and faces a "range". (I don't know the lingo) But generally a decent golfer will hit the ball from the hole/flag which the side of the first house in this row faces and the ball should sail parallel all of these houses' backyards. More times than not, it doesn't quite happen that way.

The first house in this row with the side facing the hole often gets hit on the side of their house while others just have an invasion of hundreds of golf balls in their yards. In fact that first house removed their two windows from that side and put siding over the opening. I guess they were tired of the broken windows. The first house has been sold about 4 times in the 5 years or so my friend has lived there. All cannot stand the constant banging the little powerful balls make on their house.

Well new couple moved in all excited to live in a golf course home and a few days later was complaining to my friend that it wasn't disclosed that their house gets hit a lot.

Friend said shouldn't it be obvious from the placement of the house and hole? (she didn't tell the new neighbors this, this was to me privately) What do you all think, is this something that should be expressly disclosed or something that's obvious?

Seems like nothing is ever obvious in real estate.

Some homes do have a disclosure, and some even come with easements for errant golf balls.

There have been lawsuits about this very thing.

I don't know the terminology either but it seems from your description it may be something similar to a house we lived in. It backed up to a golf course. It was at the bend in the course. The golfers were supposed to hit the ball some distance ... I guess in stages. At any rate, there were some that just wanted to clip that bend and send it in a straight shot directly across the homes and backyards to that hole.

Eventually homeowners went to the golf course office about it. Something was done I guess because it hardly ever happened after that.

Yes it's very obvious, they wouldn't have any ground to stand on saying it isn't disclosed. Many homes on courses have plexiglass to avoid breaks.

When I've looked at homes "fronting" the course, all the applicable verbiage was in the HOA docs.

It is and it holds the golf course completely exempt from all and any damage etc. I used to live in that community years ago. Never again would I ever live on a course! I am in between though on the disclosure. I think it should be noted that the house location is prone to more golf balls hits and especially if it's the main reason why you are selling...

I've never understood the allure of living on a golf course, but honestly, having my house hit by golf balls never crossed my mind. I guess I figured people had sense enough not to hit golf balls in the direction of houses. Apparently not.

I think your friend is out of luck though when it comes to the disclosure issue. Maybe she can complain to the golf course.

It's kind of like living next to a cow pasture and saying that you didn't realize that there would be flies.

People definitely have enough sense not to do it. Unfortunately, even in the best golfers, sometimes that does not make it all the way to the rest of the body.

Once you get past the loud cussing, peeing in the shrubs, and beer cans tossed from the carts, a golf course is a fabulous neighbor evenings and nights. Quiet. Private.
But, I wouldn't want to be 175 yards out on a right dogleg...
