Sorry I am new to this.
I have never bought a home before.
I have good idea of location and my budget.

What do I need if I want to reserve my lot from builder?

Do I just pay a check as hold fee on the lot?

Do I need a realtor? Would I save on commission if I make the offer myself?

Would I need prequalification? The builder has a financing division and may offer rebates if I go with them.

I think you need to talk to the builder. Anyone here can only give general advice but the builder may have their own 'rules' based on their experience and the local market.

It is production - the builder started this new community and is launching presales next week to his "VIP list".

Good idea - I will call builder and ask him what do I need to reserve a lot...

Production Builder may belong to the local Builder Realty Council - meaning they have agreed not to change the price based upon representation from an agent. Most put in agent commissions into their budgets.

They also have rules of engagement - the agent must accompany you on your first visit.

The builder's rep will walk you through what you need to do. They will not advocate for you if anything arises.

If you are unsure of the path, interview several agents that have new construction experience and hire one.
