I'm seeing the same people post the same stories over and over again ... you can't sell your house.

And all the time I've been reading these postings ... I've already sold my house.

The bottom line in this market is price. If you want to move it, slash it. That's what I did. Save yourself the headaches with all of the constant prep for showings, wankers wasting your time, etc.

If you can't slash the price, bite the bullet if you can and take the house of the market. You'll at least save yourself a lot of mental anguish.

Nothing else matters in this market but PRICE. Everything else is a waste of your time.

Congrats! That's awesome!

I know your market is pretty hard hit. (You're in the IE, right?) Did you have to go below the comps to sell fast?

Actually I thought I was in the ballpark but, I reduced the price by what would have been the realtor's commission and other fix-ups just to move it fast (I found a buyer without an agent) ...

Turns out, a very close comp came in even lower the week I closed so ...

It was a quick and easy sale, no hassle, I still made some money (about $20K) ... and, we now get to use our VA loan again with no money down for our next purchase (which is nice since there aren't any no money down loans these days.)

So ...

I have no complaints. I'm glad I didn't try to get more because who knows where I'd be now.

Nothing matters in any market but price.

‘Some’ sellers haven’t grasp the idea of selling. They should go to a Ford Truck dealership and take notes.

One potential advantage of a lowered price is you may get competing bids.

Yet another benefit of slashing the price ... if the price is right, you don't need a realtor. It sells itself.

Well ... I doubt that would have happened in the Inland Empire. The week we closed a very close comp sold for $8K less so ...

I obviously was in the ball park. Just a little ahead of the comps which, obviously, are still plummeting daily.

If that was true I don't think so many people would have overpaid during the boom. Of course, a lot of those people are now in foreclosure.

Thanks for your insight Sheri but if you had read more posts you may have seen that a lot of us have dropped our prices. It also seems like a lot of the people here have also done research on comps, as well. If you read the Thread 'top 10 list' you will see that many of us get a lot of support from this forum. Sure, maybe we vent or get carried away but we understand because we are all feeling the same thing. You can't knock us for getting support. I, for one, appreciate the support (Thanks, guys). If you don't like what us "slow sellers" are saying, then don't read it.
