My HOA fined me $200 for my friendly dog being off leash
in front of my home. Rules are rules, but that hurts.
Can't cut tree's to improve your landscaping, if the tree
dies you get fines and have to replace it. I can see making
a requirement for acceptable exterior have color, maintaining
a green lawn, and keeping your landscaping up, but other than
it's a over kill!
I never knew about the HOA until i was handed the keys to the house.
I can see to why the previous owners with held the HOA manual
until all papers were signed.
I'll do my two years and split to avoid capital gains, which would be
30% under Obama.

She never presented the HOA manual to me
and i had to dig for it in the cabinets.
Also never heard from her again.
At least she could of came by or called me
to see how i am liking the neighborhood.
I am not surprised by this action, as most
realtor's are only after their commission
and customer service goes down the drain
after handing over the keys.

If you did not sign a HOA disclosure, which I am pretty sure all states have, then you should report her.
If you did sign a HOA disclosure then the only one to blame is yourself.
I am pretty sure you would have signed one because the title company or attorney will almost always check to see that they have one.
What a shame. I guess some agents are too busy for referrals. I think staying in touch with past clients is the bread and butter of this business.

A heads up as to what? The HOA document package is often 600 pages. There are often 50 pages of rules. The vast majority of people will never have trouble with any of it. But I can't tell what your needs are...
I can get you the book. I can mostly answer specific questions. But I cannot paraphrase a 600 page legal document into a short conversation.
Read it. If you don't...don't complain .
I handle all the rational needs of my clients. I even handle many of the irrational ones. They are my source of future revenue and I treat them very well.

I'll suck it up, but bent whatever rules to see what i can get away with.
With this in mind, i still try to keep my property looking attractive.
I read the manual and completely disagree with 65% of it.
Why wasn't it disclosed up front.
Why can't a honest realtor say here is the HOA manual to view before
deciding on this property?
It never works that way, but if i was a realtor i would be 100%
honest and tell my full thoughts about a property.
