I know that it is to get agents to see your house and get feedback, but what else? I had a broker open at my house yesterday and 40 people came. I got the feedback today and everything was very positive. Nothing less than an 9 (out of 10) in any catagory. The only thing that they said was I needed to drop my price another $25,000 (I have already dropped it $45,000). But what else can I expect from them now? Nothing?
I hope you mean $25,000 and not $250,000. That's exactly what an agent's tour is for. Getting feedback, seeing if it's price correctly and also in case any of the agent's have a client that might be interested. I don't think you can expect anything else. If one of those agents has a client that wants a house like yours, they've already been in it and can show it to them.
I'm sure the realtors here will have better answers than me.

We haven't had a brokers open, but I have had quite a few agents come by to "preview" the house for supposed clients. Only one actually brought clients the next day. I just wonder... do they really have clients or are they just doing something to look busy?
I would think the more brokers/agents who see your house, the more of them would think of your house if a buyer mentions wanting to see a house just like that. So you may not get any benefit from them right away but down the line, they may want to show the house to potential buyers. I really don't see a downside to this.

They're looking at the property so that when they have a buyer that says "I really want to have a (Fill in the feature), the agent can say "I know just the house for you". Knowledge of inventory separates the wannabes from the doers.
Internet advertising can only do so much to characterize a home. By offering free food and raffles, agents are hoping to get agents in to see what the home really has to offer. That way if they do have a client that will have been inside the home and can get a client to see it, even if they rule it out online.
Some agents are better at capturing the essence of a home online than others. Some homes you just have to see to understand. I only do them for unique homes.
