We listed yesterday and I figured (probably naively) that we would already have some showings scheduled. We are priced right and our home is on a cul de sac with a 3 car garage, 2 things that are very hard to come by in our neighborhood. I thought those two things alone would draw people in. Thoughts?
very naively.... sorry but you just got listed.. your listing needs time to get settled in and for folks to actually see it, and respond to it. You may get something scheduled late this evening or early tomorrow morning for sat/sun But don't be surprised if you don't get much this weekend. It takes time : )
could be in the morning, could be 6 months from now. Buckle your seat belt, the ride could get bumpy.

This (as you no doubt know) is a tricky time to list. It was a very scary/weird week financially. Buyers' attention may momentarily be focused on preserving whatever they saved for a downpayment.
That said, it's also a hard time to tell if your house is priced right. Depending on your neighborhood, recent comps may be few and far between.
If your house is priced right, I bet you get some nibbles once the dust settles on Wall Street. If you don't get nibbles, take another look at your price.
The 1st few weeks are usually the best but school has started and even we in TX have slowed quite a bit. Be patient, this time of year can take awhile.
September is traditionally a slow month in real estate because school just started and people are getting settled into their new schedules.
Things pick up very quickly in October when people realize they need to get into their new home before the end of the year for tax purposes and also to switch their kids to new schools at the semester break.
In all 8 of my years in real estate, November and December always have the most closings for me. You would think it would be June and July, but it's not. When other agents are planning their winter vacations, I'm getting their business as this time of year is when all the "serious" buyers come out. Looky-loos don't typically like wasting their time in cold weather.
I don't know what the market is like in Texas, but we had a home listed in Florida for over a year. We also felt we had "something that was hard to come by in the neighborhood"... evidently nobody else saw it that way. We finally pulled the listing earlier this month after being on the market for 14 months and several price drops. Admitedly, it was overpriced at first and by the time we dropped... the market was trash. We could not go any lower without looking at a short sale. So just pulled it and sitting on it for a little bit
The market talks to you all the time if you are willing to listen to what it has to say.
A lack of showings speaks volumes about your market and your price.
A lot of showings and no offers suggests that your home is being used to sell the competition.
