We have a house located in Rio Rancho that is ready to sell- it's in good shape and ready to move in. We are NOT going to use a realtor, so we are seeking advice about the process for selling a home in NM.

Primarily we are more concerned with what we need to do once someone is ready to make an offer and we accept. Can anyone who has experience in selling homes please offer some guidelines/ an outline of the process, including what paperwork/documentation we will need and when that paperwork enters the equation?

Or... perhaps recommend websites or literature that can help with the process?

We would greatly appreciate your advice.

I am all for individuals that want to sell their home themselves, however, that means you do all the work yourself. Make youself familiar with the laws regarding disclosures and understand addendums as well as the 100's more of real estate laws and regulations that are out there. There are many people who have done this successfully and many who don't even know where to begin.

Contact a real estate lawyer, because you will need one, and since you are paying them, they can provide you with everything that you will need to sell your home properly. Since you will be retaining them, any advice they give you will be their responsibility. Each state has different laws and regulations, so that would be where I would start.

Don't forget to do a full comparision on your home, so you price it right, so it will sell, make sure it is current and factual.

The advice above to consult a lawyer so you are sure that you understand all the legal requirements on your part to sell your house is very good.
Also when pricing your house for sale, you may want to bring in someone who can be subjective about pricing your house. Someone that will not look at it with personal feelings involved. This does not have to be Realtor, just someone that will be honest with you and not involve personal feelings. I have listed one of my own houses before, and I made a fellow Realtor do the CMA for the house so my personal feelings would not be involved in the price of the house.
