do realtors like this? my realtor told me, she wouldnt push a house with a bonus because it looks like she s just trying to sell the house for that reason.
but if the people like a house, should it matter.
i cant think of many ways to get people in my home!!!

If you are offering a fair commission to the realtors on both sides you should be good. Take the bonus you are willing to offer the realtor and reduce it from your asking price. It's all what the home has to offer and the PRICE.
my realtor was offering to take 5%, i didnt realize that both split that and the average is 6% here so insted i raised the commission to the 6% ive lowered my price 2 times since
In an upward market, bonuses tend to work better; however, in a downward market, a Realtor just wants to make a sale and the lower the cost of the home, the more likely a sale will be made.
Cut out the fancy stuff, clean the house beyond clean, remove the clutter, open the blinds, sweeten the home's air, etc. Act like your home is sitting on a used house lot. Detail it. Pull out the dents, wash the windows, wax the floors (clean the carpet, etc), clean the closets, organize the garage, trim the grass, the trees, etc.
Do not, I repeat, do not make big fancy upgrades to your home. Then hire the best Realtor you can find. Sit down with each. Get their marketing plan for your home (not the neighbors house) and watch closely for how they respect you and your family.
done it all! lol except interviwing other realtors. when i ws ready to switch and do so.. i told mine i wsnt resigning.. and she informed me that the last contract was for 6 mon.. till sept. i think you will beable to see the pics on my profile if you couldnt before. i adjusted. lol
You should be able to cancel your contract if you don't feel that the realtor is doing a good job.
What do people think about offering a "decorator's allowance" or basically giving the buyer cash back? So they have a little money in their pocket after they close to decorate, buy furniture, whatever. Is that a good idea?
Your home looks like a split level home and I know out here many people would not look at it because of that, unless you were in the right neighborhood. Not too excited about the donkey wheelbarrow thing in the front yard, but otherwise it looks well maintained.
The photos look like the house is updated, but is it out in the middle of nowhere? Those power lines into the driveway look daunting. If that shot is on the MLS, I would ask that it be removed. I know many buyers would rule it out based on that shot. People are freaked out about power lines. They tend to look less daunting in person.
Anyway, if you have some neighbors, maybe take a neighborhood shot? The house looks pretty isolated, which can be a good or bad thing depending on the area.

If this agent was willing to work for 2.5%, offer 3.5% to the buyer agent. Why reward a weak negotiator after they have failed to do what you hired them to do?
