I would go with the friend who is a builder and who has offered to do home inspection. Think of this way, this friend has nothing to gain from giving you incorrect information. He is trying to drum up work for him. Legally, he is not authorized to do any repairs on the inspected home for 12 months. He has no partner, no kick-back and no reason to not tell you exactly what he sees. The builder and realtor may fudge things in order to get the contracting work and in order to sell the property. They have motive. The builder, house inspector is going to be so much more accurate then the contractor. He not only has a reputation behind his work, he is an artist and he is your friend. Gereen
