FWIW, our FCV on our tax appraisal is over $376K but everyone says this is worthless.

The counter of $350K with their 3.%5 required down (FHA) puts them under the FHA loan limit.

My agent has been perfect in this so far. Now we just need the buyer to accept our counter - which I believe is a generous counter.

Good thing they are doing this before end of 2009. 2010 FHA limits have been dropped. New single family limit in Maricopa County will be $271,050, down from $346,250. This may put pressure on them to make a deal sooner than later.

After digging into this and checking the FHA documents, the 2009 higher limits for Maricopa are extended into 2010. The lender I got info from also admitted he misinterpreted the FHA information.

Does this mean I'm no longer your favorite ?

Wow! That article was dated today! I did a Google search and found 3 recent references including that one that said the rate was dropping.

You guys are in a tough business if the facts of doing business are that murky and misunderstood.
