Since the thread continues, I'll ask out of curiosity what the OP likes about Henderson / Las Vegas if anything and if that is expected or hoped to be as present or more present in Reno area? What are the main things expected in Reno area that are not present in Henderson besides climate and broader mountain access? Have you made any access to mountains nearby to Las Vegas? How important is mountain access to you going forward?

IOW, professional rodeo, farming and ranching is still "alive and well" in many parts of America. Not all are selling their property. Unfortunately, we can't buy any property in any of these areas, and only small and larger cities offer apartment living.

Well, basically, don't like much-to-anything about Henderson. Las Vegas has the National Finals Rodeo in December and we do like it. I'm a former member of PRCA, the association that puts on this rodeo. We like going to South Point Hotel/Casino when there are equestrian events going on there.

Reno/Carson City area: A much smaller population, that won't (possibly) ever match Las Vegas population. I think people all over America are much more drawn to visit, or live in Henderson/Vegas than the northwest part of Nevada. Online, Carson City states, "if you are looking for a job, don't move to Carson City". To us, from pictures/video we've seen of both Carson City and Reno, it (should be) much better of a place for us to live than here. We've even had a few forum members tell us that Carson City/Reno would be much better for us than Henderson/Vegas is.

To the east of us is Lake Mead and the so-called "mountains" there are totally rock formations. The mountains, where ski resorts are, like Lee Canyon, are way north and west of us. We want mountains that are much closer to us than that. The mountains in that area (Lee Canyon) definitely aren't like driving into the Sierra-Nevada mountains/Lake Tahoe area!

Funny, and I've think I've already stated this, but, California and Nevada have one thing very much in common: northern and central California don't want to be associated with southern California, just like northwestern Nevada don't want to be associated with southern Nevada. North and northwestern Nevada is "agriculture" related, whereas southern Nevada definitely isn't. IOW, two very different areas with very different weather patterns among other things. IOW, when we will be 96 degrees a week from now, Carson City/Reno will only be 80.

And, of course, Reno has a big rodeo each year in June. An $800,000 purse rodeo at that.

Yes that definitely explains the difference in price. I have lived in a 20 year old house but it was so long ago in 2012 and the taxes were 1100/year. I actually prefer older homes because of the charm and I like to renovate them to my preference. When I bought my condo 3 years ago I didn’t even look at new ones.

I live in a house built in 1968. I now prefer to get into something new or the newest possible. Certain areas in Idaho like Nampa are building newly constructed homes built in 2023 and more to be completed in 2024 priced at $380-$500+. Dayton has less new homes but newer homes from 2000-2023 which might be ok but as I look at those monthly expenses I see that the property taxes are much higher in Dayton and you get less square footage (a smaller house at a higher price).
I don't know about Fernley just that Fernley has more available homes for sale. What I like about Dayton is that is has a low population and it's near Carson for amenities. Fernley is closer to Reno for amenities.

Funny, but when I showed a picture of wife and I wearing western apparel, including cowboy hats (taken at South Point during a roping event), an older couple that live in Boulder City said, "You're right, you are living in the wrong part of the state. The northwest would be much, much better for you."

In fact, I told my wife, "When anyone here sees our license plate, that shows a cowboy on a horse on the left and at the bottom it says "The Rodeo State" (Nevada), they will think we are from up north." In the last eight months we've lived here, we've only seen this license plate twice.

All I recall you wanting to be different is "not as hot", which it's not; and, "rodeo, rodeo, rodeo" which you won't find up here either (Carson/Reno).

Like others recommended maybe Dayton? I've never been there though.

When I owned horses, showed and rode gymkhana, those friends were completely separate from my day-to-day friends. And even at the height of my participation, I didn't talk about it as much as you do. I'm not trying to be snarky, it's a niche group, and no one else cares.

Ninety-nine percent of your neighbors, the store clerks, the mailperson.... will not care or know anything about rodeo, or western wear. Even in my VERY rural area, only a few old timers wear a western hat and boots, they are old. Among the 5 or 6 of my neighbors that have horses, NONE do rodeos. I think from a fashion perspective, that hat and boots western wear is not popular anymore and they wear Carhardt (sp?) and other stuff.

Don't really understand the second part of your first sentence, as in "rodeo, rodeo, rodeo", which you won't find up here either. I did mention that Reno has a $800,000 8-day PRCA rodeo each June. That's an awfully big purse rodeo for "you won't find that (rodeo) up here either" statement. And, west of Reno is Truckee and they host a nice PRCA rodeo as well.

Reason why I talk about rodeo so much is because wife and I have been following PRCA rodeo for many years. We are also public members of the Pro Rodeo Hall of Fame in Colorado Springs and have been to a few Hall of Fame Inductions.

Currently, the Reno Rodeo is completely SOLD OUT for the final Friday and Saturday night performances. So, that, in itself, tells me something about the Reno area. Know what I mean?

As far as wife and I, we are in our mid 70's, and wear western attire, including hats, whenever we want to. I've been told many times on this forum, "Don't worry about what others think! Wear what you want to." There are people that own horses that have absolutely nothing to do with rodeo. They ride "Western Pleasure" and that's fine with us. If you've never watched the Reno Rodeo, there are plenty of fans that wear western attire to it.

IOW, I have no idea what you are talking about! Reno isn't Montana, Wyoming, North/South Dakota, Oklahoma, but it is still "western", to a point. And, that, in itself, is way, way more than Henderson/Las Vegas is, except when the NFR is in Vegas in December. In fact, Fallon has a livestock auction.
