I recently applied for a 2BR apt. I have been renting for several years and have had no issues getting any apt.
I have a great credit score, salary several times the proposed rent.
The apartment comes back and tells me that they have approved me. However they said I do not have enough check writing history so they cannot accept checks from me. All rent payments will have to be made using money orders or cashiers check.
I was furious and took back the deposit check I had given them. However they even made me get a money order for the application fee, else they would not me give back my check
The only check I write these days is for my monthly rent. All other payments for bills, cards etc are electronic.
Has anyone ever experienced this ? What should one do in this situation?. Any point complaining to the management company?
Most places around here wont' take a personal check for the app fee or the deposit.
I don't see the big deal in them asking you for a money order or cashiers check. Most banks give both free to their customers. What I wonder is, how do they know your 'check writing history'? Do they have access to your checking account?
Never had a problem paying by check for my rent or deposits. For years rent was the only check I'd write each month, now I write zero checks each month and pay for my rent and other bills electronically. No way would I go through the hassle of getting a money order to pay my rent every month when I have a proper checking account.

What I wonder is, how do they know your 'check writing history'? Do they have access to your checking account?
That is what struck me as odd as well. Also, in this era of debit cards, online banking, and automatic payments, why would they care if your credit score really is very good and you have verifiable income? Lots of people rarely use checks these days.
To me it sounds like they are using it as an excuse not to take a personal check. I would wonder if for whatever reason they have issues depositing personal checks into their bank account. As a former banker, this would make me a little suspicious.
Another reason I wouldn't like it is because using personal checks you can prove that rent has been paid. (You can technically do this with cashier's checks, but it is more complicated.) Requiring them from people who have paid with bad checks is one thing, just requiring them in general is kind of weird. At the very least, I would want a good explanation for why.

Deal breaker for me. I dont have the time or inclination to get a monthly money order or cashier's check both of which carry a fee. I dont even get money orders for application fees.

Since when is check writing history on a credit report? I look at credit reports every day and that's news to me. Something odd about that to me. What banking history shows up is if you have a loan, and your payment history on that.

I am trying to find that out myself. I have contacted contact the credit reporting company to see what they have .
In this day and age, few people write that many checks anymore. As a LL, I have no way of knowing how many checks a person writes. There is somethig strange here if they refuse to accept checks for rent. I understand the MO for application and deposit. After that, a check is fine with a good credit and employment history. I would not fight it, walk away. The apartment is working a scam somewhere and not accepting checks is the way they are working it.
