What can I do when my neighbor wakes me up at 3 am b/c of their excessive bed activity?

At 0300 it doesn't matter if the noise you're hearing is from sex, or fighting, or music, or tv or what the hell have you...it's a noise violation for most leases and most city noise laws as well and should be handled by the police and the landlord as such.

I had a similar thing happen at a rather nice resort once. I finally went next door and knocked on the door and hollered at them asking if they wanted a "third!" Dead quiet! LOL

did anyone suggest making them a nice French Toast breakfast?

Knock on the ceiling with a broomstick, get their attention...
and ask if they would prefer to have bacon or sausage to go with.

Then, as you sip coffee and watch the sun rise, you can discuss the situation like adults.
