I wouldn't expect one, or even make it a "plus" or desired feature, but any decent apartment building that was remodeled in the past 20 years in this area, the kitchen will more than likely have a microwave built in above the stove

It might be a red flag if the layout of the kitchen lends itself to have a built-in microwave above the stove and the LL didn't put one in cause they were too cheap in the last remodel, but even then...

I'd be more concerned if there wasn't a fridge or stove/oven.

Condo buildings and small buildings are different than multi-unit larger apartment buildings ...

I would never include a microwave into a rental.

Just one more thing to deal with, maintain, replace, and clean.

Depends. When I did apartment hunting this past month and the apartments that had microwaves are apartments that were over $3000 for a 1 BR.

But in general, I don't think microwaves are common at all unless it's a top luxury building and over X amount of dollars in rent. And yes they're usually built above the stoves if it does come.

Besides they're pretty cheap, so if its missing it's not a big deal. Dishwasher and oven though,.... that is a different story haha.

last one bedroom I had in NYC was $900 a month, private house, and had the microwave that was built over the stove...also had dishwasher.

My new condo also has one, the landlords just provided one that was on one of the kitchen counters. It's a little microwave but serves its purpose.

We provide one - it's a built in one. Last tenant claimed it heated up food too hot - so I told her not to put it in for too long. Eventually had to change it since she insisted that all the food she had in there burned. (it was not stainless like the rest of the appliances and I truly believe that's the reason for the "the house nearly burned down" comments)

We also provide fridge (with the ice thingy), dishwasher, stove...NOW it's all matching, or course...

A microwave is a free standing portable appliance that sits on the counter top and plugs in to a wall socket. Tenants buy their own coffee maker, blender, and stand mixer, too.

With the price of microwaves, I consider them to be much like a toaster -- a counter top convenience that one buys to suit an individual need. None of them last long anymore. They used to be good for years and years but no longer. The first one I owned lasted for 15 years until I divorced. After that, I don't know how long it lasted, but I know in the last 15 years I've probably gone through 6 or 8. But at least they're cheap now. I think our first one cost $6-$700; the last one about $75.
