Our landlord just sold our house and is still making us do her ridiculous checklist in order to get our deposit back. I think it's unfair because she sold it and not renting it out again. What do we have to do to get our deposit back?

Complete her "ridiculous check list" so that when she does the walk-through nothing will be amiss and you will have left it as she expects it to be left.

What is on this checklist? The requirements are you should return it to its original condition(minus normal wear and tear, but since that is open to interpetation it's best to return it how you left it).
What is on her checklist that you find unreasonable.

Just because the landlord sold the property doesn't mean the expectation for the property condition she is getting back is different than if you decide to rent it to someone else. There are expectation from the new buyer that she has to fulfill.

I can only think of one situation where I would call it ridiculous.
If she sold the house as a scraper.

Really? Her selling her home has NOTHING to do with what's required of the tenant upon lease expiration or termination. If the tenant wants their deposit back, they are going to do what they agreed to do when they signed the lease.

I have this vague memory of another thread about this...but I'm too lazy to go find it.

Just get in writing from her what you have to do to get your deposit back. Take photos that show you did the written list. Then, when you end up suing her for your deposit, you'll have written proof and photos to prove the judge should make her give it back.

Oh, and yes, you should only be required to put the place back into the condition it was in when you rented it, less normal wear and tear.

Having serious deja vu here. Hasn't this all been hashed and re-hashed?
