And that it's none of her darned business. Remember too, OP, that if the owner gets into trouble, you will too since you were complicit in all of this. I mentioned before that you probably don't want to get involved in a real legal tangle but if you prompt it then your complicity will also be on the record and you can kiss goodbye any real ease in getting a landlord to accept you in the future and for a very long time.

To the OP. So I assume for the past two years you have been saving the money you would otherwise have spent on rent, right? So you should have a pretty good bundle of money in the bank, right?

You had a good run, got a great deal, you knew it wasn't going to last forever, now it is time to move on to the next phase of your life. No, I would NOT go to the mortgage company - ever heard of fraud? YOU helped the owner perpetuate mortgage fraud.

Oh, I guess STT already covered that.

I'd just be thankful for the time you had and the memories and pack up and get on your way before it bites you. Check out a "Residence Inn" until you can find something more permanent. Best luck.

you cannot use your fathers VA Loan, unless he lives in the house and the loan is in his name

While it can seem daunting, understanding the occupancy requirements of a VA loan is actually quite simple if you break it down.

1. Primary residence requirements
You must certify that you intend to occupy the property as your home. Second homes and investment properties do not qualify for a VA loan


it you are looking for a zero down home loan - you may qualify for the USDA Loan
DIRECT or Guaranteed
Direct is better
