Hello, my husband and I recently started renting a house that is kind of old. We've noticed recently some problems that are needing addressed to the house. The electrical needs work because many of the lights flicker, most of the outlets don't even have the third ground port, and a couple of the outlets spark when something is plugged in too long. Another major problem is the windows. Many of them are or have rotted out. I know the owners know because their attempts to repair the windows have all failed. Most of the main window locks are broken and the glass hold no heat or cool air in. Is there any law that says they must pay to fix these things? Or just any advice at all on how to approach this? We are a really basic lease and the husband is a repairman but hes really not that great. We really like the house otherwise and wouldn't be able to move anytime soon. Thanks in advance!

Tell the Landlord. In writing.

Describe what you problems or conditions you **experience**.
Include a few photographs.

Do NOT describe what you believe the remedy should be.

ASK that these problems or conditions be dealt with promptly.
ASK that they advise you of the what and when of that...
and to acknowledge receiving this letter in writing.

Make a duplicate copy of this letter & attachments.
Sign and Date and Mail one copy to the LL and the other to yourself.

Then wait.

Electric = Fire! That house is Not SAFE! IF the LL dosent send an Electrician ASAP report the home to Building Codes. DONT use the Bad sockets. Figure out which ones are Bad remove the fuses &/or turn the Breakers off!
