So tenant moved out and I noticed that the drapes and drapery hardware are missing on the lower level.
The unit has nicer wooden slate blinds throughout (installed by the previous owner). There were some really hideous vertical blinds - ugly plus missing several slats and discolored.
Since the slider faces the main walkway into the complex, I installed a nicer double traverse rod - like te old traverse rods but with the clips. I put up sheers and drapes so they could open the drapes and still have privacy if they liked.
The drapes were from Pottery barn in a neutral color and high quality (linen texture but lined). I found them at a Pottery Ban clearance in a really long length and hemmed them to fit the window.....so I didn't pay a fortune for them but obviously they will be expensive to replace. Even buying cheaper drapes is spend-y
Prop manager seems to remember them admiring the drapes during the showing. Property manager
saw the drapes about four or five months ago and the husband is 99% sure they were still up during recent walk-through....
So the tenant maintains that he told the property manager that they didn't like the drapes and that the property manager said they could discard them and replace them with something they liked - the property manager says conversation never happened plus he and my husband saw the drapes until recently (they left after a year and a half of tenancy)
I suspect the drapes and rods are now hanging at his new place. I gave him a chance to return them saying I know how hectic things can get during moving and maybe his friends took them down in error.....
So at new rod was $100 bucks, and new sheers and drapes will add at least another $200. Tenant maintains that "everyone" knows that drapes wear out (?) and they shouldn't be charged the replacement cost. The drapes were up for about 6 months before they moved in so they were 2yrs old total by the time of their move out.
My inclination is to charge for everything plus handyman to install and call it a day.
They also took the shower curtain rods and fan pulls.
If you have proof the drapes were there at move in and gone at move out then charge for the cost of replacing with like item and labor to install. Any agreement to remove/replace/modify should be done in writing with approval.

I was just about to reply that I don't really have proof that the drapes were there - they weren't mentioned anywhere on the move in sheet - just like it didn't mention that the showers had shower rods or that the ceiling fans had pulls but then I realized that the tenant and I texted back and forth about the drapes. They are young-ish with a couple kids and I wanted to give them an out (that they accidently packed them) because I know they don't have much money. hmm, I don't think I have any pictures but I do have the receipts for the rod and drapes filed away so I guess I'm good. And the property manager is says he saw them hanging there recently...
If you have a picture that they were there than I would charge the full amount including install. This is not normal wear and tear but theft!
Good luck for them to explain taking something that isn't theirs!
