To be clear no one is living in the garage. I just have a big piece of gym equipment, and as such the AC is there to keep room useable.
The openers aren't thrown out or I would be much more concerned, just need to be reinstalled. As long as I am not screwed out of anything beyond my deposit, I don't care anyways.
If you can fix things when you move why can't you fix them now? If you altered the place that could get the landlord into hot water with local zoning authorities you could face eviction and a lawsuit far beyond your deposit. My advice: if you are so worried, fix it now and don't let things like this happen without written permission.

I don't think zoning authorities will be getting involved? Which part would cause issues? And theres just no way I can fix the stuff by their visit.
Everyone I've talked to seems to have different takes on what will be a problem for the landlords so I guess it really will just depend on them. Regardless room is certainly going to go.
the openers are fully uninstalled but not thrown out. Then there is the AC unit which is a small circular hole. Aside from that there is nothing as the guest room will be gone.
I would remove any tenant that has damaged the property, the hole you put in the wall, or has altered the premises, you removed mechanical equipment. That door was under tension and now it needs to be completely reinstalled for safety reasons, the spring can be very dangerous. You just drastically increased your LLs liability so no matter the cost you would be out.
It would not go well if I was the owner for a number of reasons... the least of which is things tend to go missing once removed.
More recent my tenant threw out all of my metal blinds and replaced with something from target... to say I was unhappy would be an understatement... she then said they were old and not working right...
The blinds I buy come with a lifetime warranty... so had something been said, I would have taken care of it.
I charged her for 7 NEW custom made blinds and her arguement of them being old or depreciated held no water... they were LIFETIME warranted...
It is always risky to modify without permission... the up side is money can make the owner whole.
I think I will do my best to put the openers back up by the time they come, even if they aren't fully functional at the time. That way they will see they are still there.
This is just a crappy situation, but doing my best to mitigate the issues.... No way around the AC so if they have a fit, they have a fit.
Again, my concern is eviction, and not some or worst case all the deposit being lost.
And again, to those convinced I will be evicted, what is the process for that/how many days will I have.
