So without going into much detail, I am trying to find a renter for my condo and I have one application where the person has rented - but from family members for the past 10 years. The person is currently living with a sister and sharing the rent. Assuming everything else checks out - would this be a red flag to you? Thoughts that go through my head are: Why are you in your 40's and have been living with family members for the past 10 years? How am I going to verify your rental history when your sister could easily lie? I know everyone has a "story" but am I being paranoid?

how do you treat people with no rental history. thats what i would do.

I would...but only after verifying employment and getting an extra months security deposit up front. I would also check court records for prior evictions.

If their credit was good, income was good, they and their car looked clean, they had no past evictions, etc., then yeah, I would rent to them.

If they had no rental history-- I wouldn't rent to them. So I am right to be concerned, correct? It just seems a bit weird to me.

If he lived with family I doubt you will find evictions and rental history is really worthless because its renting from family. . Personally anyone living with family for 10 years would raise at least yellow flags .
I really take ant referral from friends with a tablespoon of salt. Most people will give people they know glowing reviews so I go strictly by credit and BG check these days

What's the probability that she didn't live with family, and is making this up to hide something in her prior history. I'd guess it's pretty likely.

You can do some digging.

1) Does property appraiser's office have the prior address listed in sister's name as owner (or was she owner for the 10 years prior).

2) do a google on the address she gave. You would be surpised what comes up. Still not sure if she really lived there, but possibly google results will tell you more detail.

3) check veromi.com and zabasearch.com for her. One of them lists prior addresses. Both are free and easy to use. check the sister's name too. Something is fishy. If maiden names show up for her, check those also. veromi, zabasearch and google.

4) If on the fence and not sure whether she really rented from sister, ask for last 6 months of cancelled rent checks, both sides of each check. This is very telling. If she says she paid cash right away, then something's fishy for sure.

First, security deposit ( higher than the usual amount) and last month rent(perhaps in partial payments, only for last month rent) after having verified employment, tax return and background check.

How do you normally qualify applicants? What is your written policy? Do the same thing with this person. Treat everyone the same, every time.
