Thank you, very helpful. What option does Landloard have if the girlfriend changes the lock and boyfriend could not come the house beacause protection order, does the landloard have to give the new key to boyfriend?

Cutting to the chase... you're exploring the wrong questions.
Focus on getting them BOTH out of your property. ASAP.
HELP them to leave promptly: by the end of this month.

Him because of the ex parte and risk of future drama & damage.
Her because she can't afford to be there by herself...
and even if she found another roomie you don't rid yourself of the ex bf issues.

I've actually been through exactly that before, except it was a husband and wife. You gave them keys on move in day. If they changed the locks on each other, that is a civil matter between them, which has nothing to do with you. The only thing that involves you is that they have to give you a copy of the new key for emergency access. If the boyfriend is on the lease, though, he could give that lease to any locksmith and they would let him back in and change the locks for him. I've had that happen, too. We had one house where the locks got changed by dueling locksmiths 3 times in a 24 hour period.

This is going to escalate and get worse and worse from this point on. Please listen to what everyone here is telling you and get these people out ASAP. Both of them.

She can change the locks. The landlord cannot. If 2 people signed the lease, they are both responsible to pay rent. If one leaves, the one remaining is still responsible to pay the full rent. If the full rent goes unpaid, the landlord can evict anyone still living there.

Even if it is a trumped up OP (women can get TROs easily), the relationship has soured and it isn't going to turn into magical unicorn fart rainbows.

I would want to see an official copy of this court order. If she has it, help her help you as the previous posters have wisely mentioned. Get her out of there and next time try to find a divorced dad.

My best tenants have been divorced dads trying to get back on their feet again. Typically their income is from what they earn. They aren't typically reliant on CS or alimony.
