I’ve also always understood you put gross income. Putting you’re net income is slashing your potential rent amount by probably close to 30%.

Sounds like you may have to wait it out, as you are on another lease.

I have asked about providing them with my own renters insurance instead of going through with the one they choose. Decided to just pull through with them for the apartment, even though I didn't want to, but a roof over your head is better than no roof. Just waiting on approval.

Average-good credit isn't good enough if the place is in high demand. You need excellent credit in today's renter market.

And if you make 3x the rental income, there is no reason you can't use that money to pay off some debt and increase your credit score.

In just about every state, requiring a specific insurer is not legal.
