Interesting that so many people don't care about or don't want a dishwasher. I'm the opposite. I won't even consider renting a place that doesn't have a dishwasher. I despise handwashing dishes. Hate it with a passion. But I also wouldn't pay EXTRA to have one. I'd just choose an apt in the same price range that included a dishwasher over one that didnt. As for garbage disposals, I couldn't care less.
If there's only one or two people living in the place, you don't use enough dishes to really merit running a load every day--but if you don't wash those dishes used, the food cakes on them, and then the dishwasher may not be able to get them clean.
I have several rental units. None has a dishwasher. I do not believe it has ever been a factor in renting an apartment. It would probably increase water usage as well; and let's not forget that it's just one more thing for a tenant to destroy.
I think all the places I have rented have had one, but it would never have been a deal breaker not to have one. Now central air is another story. That would be a deal breaker for me.
I haven't even seen an ad for a place without a dishwasher maybe since student housing days. I'd never consider a place without one, but we're a family and run it frequently.
Personally I dont use them. Even whenever they came with the places I was renting before, never used it. Another maintanence issue for a landlord.
